To STAGE or not to STAGE....
If you have a home for sale or are thinking about selling your home, you should consider hiring a Professional Real Estate Stager. Just as you would put a sign in the yard or list your home on the MLS, you should also stage the home. You don't live in a home the same way you sell it.
The process of preparing a home for sale is called Staging. Staging is simply that! “Setting a stage” so you are accentuating the positive features of the home, while downplaying any negatives. For occupied or furnished homes, it's about “un-decorating” and opening up a space, allowing a buyer to visualize their own things in the home. Where the occupied home may feel too lived in and cluttered, the empty home may feel cold and uninviting, thus leaving the potential buyer feeling empty when they leave.
By neutralizing a your home, you will allow a buyer to move right in and feel at home. When a home is staged properly, a seller should remove the years of living, collecting & decorating so a buyer can visualize themselves living in the home. When a seller “lets go” of some of their own things, it then gives permission for the buyer to buy! A professional Real Estate Stager can give you simple ideas that will help your home to appeal to a larger range of buyers.
Of course staging also consists of completing those "unfinished" projects and being sure your home is "white glove" clean. Just having a plan to follow will make the process much easier.
An empty home may have a floor plan that needs some defining. A buyer may be wondering if this is a dining room or a living room. If a room is empty it's difficult to imagine how furniture will affect the space. Placing a bed in a master bedroom helps a buyer visualize if their furniture will fit and if there will be any extra space for a chair or television. Staging will help beckon that buyer to make it their own. Picture an empty stage in a theatre. There is nothing that feels warm or inviting there, however, on opening night the curtains are drawn and the stage has been transformed into a beautiful setting and the audience is awed at how “real” it looks. Your stage is the empty home. Your audience is the buyer. Your curtain is the front door. Open that door and give your audience an experience they will want return to make an offer.
